Property Management

If you want to invest in property, but do not want to manage it, Hartman Real Estate provides property management services on a contractual basis. Rick Hartman, the managing broker, currently manages several large agricultural land tracts. When our agents manage your property, you will receive many of the same benefits listed under the Services tab. Our agents will work with local and state agencies to acquire leases, negotiate with vendors to maintain and improve the property, and consult with agencies and vendors to ensure that your property is cared for in the manner that you desire. Our goal is to take the worry out of managing your investment and ensure that you meet your objectives as an investor while achieving the maximum return on your investment.

Conservation Easements

Placing a conservation easement on land requires compliance with state and/or federal, environmental laws and regulations about which valuable expertise is needed. Hartman Real Estate is one of the few real estate firms in Florida with the expertise to assist you in setting up a conservation easement on your property. Over the past several years, owner, Rick Hartman, has been instrumental in placing over 5500 acres in conservation by working with groups like the South Florida Water Management District and the Nature Conservancy. He is a proponent of environmental initiatives such as dispersed water storage, a regional effort to improve water quality in the Northern Everglades. As a property manager for a large land tract in Polk County, he has participated in the Northern Everglades Payment for Environmental Services (NEPES), a joint restoration effort between private land owners and government agencies. Marketing and Selling a C-Corporation

It is difficult to sell real estate in a C corporation without incurring potentially heavy taxes on the gain. Thus, an investor may choose to purchase the C Corporation, not just the assets, to avoid the negative consequences. 1031 Tax-Deferred Exchange

In a typical non-residential real estate transaction, a seller is taxed on any gain realized from the sale of a property. By executing a 1031 tax-deferred exchange an owner may sell one qualified property and acquire another qualified property within a specific time frame and receive a tax deferral on any capital gains that would have resulted from a sale.  The properties exchanged must be of a “like-kind"; that is, they must be of the same nature or character. The logistics and process of a 1031 exchange are similar to a standard real estate sale, but the transaction is unique because it is treated as an exchange of properties and not as a simple sale.  Thus, the seller qualifies for a deferred capital gains tax treatment, where in a sale he does not.  Hartman Real Estate agents have experience and can assist you in determining whether a 1031 tax-deferred will benefit you. Auction Referrals

When time is a crucial factor in a sale or purchase, an auction may the preferred method for handling a real estate sale. An auction sale usually achieves market value for the property within a reduced period of time.  Hartman Real Estate agents can examine the state of the market where your property is located and help determine whether your property should be sold using traditional methods (listing and selling) or sold at an auction. If your property is a candidate for an auction sale, our agents will refer you to Hartman Auction Group to advertise and conduct the sale.
